Access Statement - Not suitable for disabled

This statement has been prepared in support building control inspector to confirm that the premise is not suitable to comply with the Access Design Guide SPD, although the occupier intended to meet their duties under the Equality Act 2010 (which incorporates the Disability Discrimination Act 1995).

• The Premises

The intended use of the premises is as a dental practice, the premises is 95cm (0.95 meters) lower than the street level, with steps going downwards. The premises have a net 59.8 sqm usable area.

• The Access

The premises have one entrance, 3 steps leading down, near to the entrance there is a large pillar to the right-hand side, and towards the left-hand side, there is a solid structure wall, therefore not a suitable for a lift to be installed.

A ramp was also considered for 95 cm (37 inches); however, the ramp would have been over 11 meters long at 8.33% (4.76 degrees), hence not suitable and would have caused a hazard to other occupants. There is also no parking facility opposite the entrance of the premises for a pick and drop-off service for a disabled person.

All reasonable solutions to comply with the Equality Act 2010 were carefully considered and analysed, before declaring the premises cannot be accessed by a wheelchair user.

• Compliance with Care Quality Commission (CQC)

Premises owner will permanently advertise this access statement on their website that the premises are not accessible to a disabled with a wheelchair, therefore to comply with CQC guidelines, a list of alternative dental practices nearby will be provided if contacted, who do have disabled access will be part of our such statement on our website.
